Next quarterly meeting will be at the Lolo Community Center on Wednesday, October 16th at 7:00 pm at the Lolo Community Center.
2024 Budget
Our budget for 2024 looks very similar to last year's budget. There were fewer expenses last year than anticipated. These were due to fewer instances of snow removal and only one mowing of the common area. This year we have some increases in rates from various vendors and services (ADEA, insurance, etc.) however, these increases can be offset by the surplus from last year. As a result the board decided to keep the dues the same and use the surplus to offset any budget shortcomings for this year. DUES WILL REMAIN AT $220 FOR 2024.

2023 Budget
The LCT HOA Board had an executive meeting last night to establish the 2023 budget. It was very successful in large part due to the work and preparation of prior Board’s budget proposals. We used the 2021 and 2022 Budget / Expense reports as templates, reviewed the shortages and surpluses, adjusted for inflation, and then calculate / estimate future budget proposal for 2023. ($2,419 increase to the 2022 proposed budget)
The three major increases were:
You will all be receiving a notice/invoice ( electronic and USPS)from ADEA for the new the new HOA fee to be due by March 15th.

- SNOW REMOVAL (new contractor, increased response priority, and a continuation of a ‘big snow year’)
- COMMON AREA MOWING (recognized the need for TWO cuttings per season)
- WEED CONTROL (new contractor at a higher rate)
